The Role

Full Time, 7am-3:30pm Monday-Friday and rotating weekends

The responsibility of the Maintenance Assistant is to assist the Maintenance Director in maintaining and operating the physical aspects of the Community. The primary candidate will need to be HVAC certified or equivalent working with PTAC, split and package a/c units. Must possess plumbing, electrical and painting knowledge.

Areas of Responsibility

  • HVAC maintenance and repair of multiple types of a/c units
  • Assist the Maintenance Director in performing necessary maintenance and repairs in the apartments where specifically authorized by work orders.
  • Assist the Maintenance Director in the safe operation of all mechanical equipment through routine physical inspections.
  • Assist Maintenance Director in maintaining operating manuals for mechanical and maintenance equipment.
  • Performs with a high skill of painting detail, wall and ceiling repair, spackling, and taping, work with the attention to detail aspect.
  • Assist in general maintenance of entire facility including but not limited to cleaning, plumbing, electrical and other duties assigned with use of basic tools and equipment.
  • Assist the Maintenance Director in the preventative and routine maintenance programs to ensure that mechanical equipment, building structures and grounds are properly maintained.
  • Assist Maintenance Director in maintaining necessary records and inventory controls to ensure that adequate maintenance supplies are on hand and to prevent theft.
  • Assist Maintenance Director to ensure that all maintenance work and storage areas are maintained in a safe, organized and clean manner.
  • Assist the Maintenance Director to ensure that the Community is covered at all times in the event of an emergency.
  • Report any and all deferred maintenance, vandalism or hazardous situations to the Maintenance Director as discovered.
  • Monitor life safety equipment to include the fire alarm and resident call system and advise appropriate personnel of emergency conditions.
  • Monitor audible door alarms that indicate an entry door(s) is not secure; secure doors as necessary (if applicable).
  • Assist emergency medical personnel, fire department or law enforcement personnel as necessary.
